Job Description:

The Operations Manager will have overall accountability for the operations of one shopping center and will operate the center in accordance with Company policies and standards to maximize profitability.

  • Operate effective general and PM programs, which will identify and correct operational deficiencies
  • Supervise and administer all tenant and landlord construction
  • Direct, administer, and negotiate all service and maintenance contracts and related vendor supplies
  • Supervise and administer both contracted and Company personnel to ensure maximum performance and compliance with all Company policies and procedures
  • Identify and resolve HR issues in conjunction with Company policies and under direction of GM
  • Support and implement corporate sustainability initiatives? Accurately track and control all CAM expenses and prepare the CAM expense portion of quarterly forecasts, including participation in the annual budget creation process
  • Review, submit, code, and approve all invoicing to ensure timely payment and work with Accounting Team to insure timely payment of submitted invoices
  • Identify and manage capital projects, including creation of 5 year capital expense plan
  • Conduct operational audits and ensure all mall processes are in compliance with corporate policy
  • Prepare operational reports for National Operation Directors and Asset Management VP’s
  • Execute RFP process and manage scope of contracts? Work effectively with local leasing and mall CAC to implement local leasing and marketing programs
  • Administer all State and Federal required reports and safety documentation(OSHA)
  • Manage asset inventory and center purchases through issued 'P' card
  • Oversee efficient operations of mall common area HVAC units and have same on PM plan
  • Implement and manage Risk Management and Emergency Planning and Response Plans according to company guidelines
  • Manager all building systems and codes, with primary responsibility for mall's EMS system

Experience and Skills:

  • Associates degree or vocational/technical training preferred.
  • Bachelor’s degree, RPA designation or equivalent experience preferred
  • 2 years in property or construction management industry
  • 3 years administrative/technical experience and knowledge of property physical systems
  • Shopping center industry experience desired
  • Knowledge of commercial building practices and systems, HVAC, plumbing and electrical systems
  • Good analytical skills
  • Proven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner, with proven record of delivering on a deadline
  • Ability to communicate effectively;supervise, train and manage mallstaff and contracted services
  • Fulfill MOD duties on weekends and in GM’s absence
  • Proven ability to manage capital projects
  • Working knowledge of computer software and peripherals
  • 2 years of supervisory experience with 2 or more employees and contracted services
