The Retail Tenant Coordinator is responsible for construction exhibit negotiations, tenant plan review, scheduling, tenant built-out projects and successfully opening tenants prior to the rental commencement date as set forth in the Lease. The TC must ensure that the tenant criteria manual as set forth by Brookfield Properties | Retail are adhered to. In addition, this position will ensure that the tenant plan submittal represents the optimum prototype design and materials that will complement the aesthetics for each shopping center. This candidate must be able to effectively communicate with different departments such as Mall Management, Leasing, Development and Legal as well as communicate effectively with Tenants, Architect / Engineers, and Project Consultants


  • Tenant Coordinator will be responsible to handle Tenants at multiple centers across the United States including restaurants, inline, mini-anchors, and kiosks whether an operational center or new redevelopments. Tenant Coordinator is to drive the overall process ensuring Tenants open as early as possible to maximize rental commencements while surpassing budget expectations.

  • Review and approve tenant plan submission and documents for compliance with Rouse criteria, focusing on improving the design standards of tenant stores and early store openings.

  • Work with Development to ensure that Tenant Deliverables and properly documented as well as the Tenants understand the Landlord’s scope of work for Development Projects

  • Manage and coordinate construction activity for landlord work, including development of tenant and landlord plans, bids and preparation of contracts/ work orders. Tenant Coordinator will also be responsible to manage Architects and Engineers to ensure Landlord CDs meet the Tenants requirements appropriately.

  • Responsible for maintaining tenant coordination reports. Track all tenant activities from deal approval through store design and construction to store opening.

  • Participate in the regional development/leasing/legal/tenant coordination conference calls to ensure tenant issues are clearly communicated.

  • Maintain communication with key internal groups such as, leasing and center operations ensuring tenant issues are resolved and tenant build-outs are built according to GGP approval.

  • Review and negotiate construction lease exhibits with tenants in conjunction with Law/Leasing team.

  • Assist in generating and maintaining comprehensive center criteria manuals.

  • Responsible for ensuring the accuracy of lease plans and lease outlines drawing and provide guidance to CAD Specialists regarding the accuracy of these documents.

  • Guides financial decisions and protect assets by establishing policies, monitoring, enforces internal controls

  • Ensure the accuracy of the Portfolio’s financial results

  • Ensure that all property accounting and lease administration functions are executed properly and efficiently in accordance with applicable financial accounting standards and regulations at a Corporate and Property Accounting level

  • Manage and coordinate with Corporate external accounting firms

Experience and Skills:


  • Bachelor’s Degree in Architecture, Interior Design, Construction Management, or Equivalent

  • 5 years of retail tenant coordination experience with retail design and/or project management experience in the retail industry.

  • Knowledge of National Building Codes, building materials and systems, such as MEP and life safety

  • Ability to read and thoroughly understand construction documents

  • Strong proficiency in Microsoft Office and Adobe Creative Suite

  • Able to thrive in a fast-paced, collaborative environment

  • Excellent interpersonal skills.

  • Excellent communication skills within the departments as well as Tenant’s representatives and tenant’s construction teams.
