The VP of Leasing, West Coast must demonstrate the ability to leverage a strong background in the ever-changing retail environment to achieve Permanent Leasing goals. This role is responsible for originating leasing transactions with the assigned center(s) while creating value through long-term deal making. The VP of Leasing will have the ability to create deals through self generated leads, while having the ability to structure leases, prepare proposals and negotiate final terms within company guidelines.

Job Responsibilities

  • Achieve Permanent Leasing income goals established for assigned center(s)
  • Identify leasing trends in the industry and maintain an in-depth knowledge of local area competition
  • Responsible for interpreting commercial tenant leases to prepare lease abstracts, amendments, assignments and various leasing reports for the company
  • Identify opportunities for improving NOI performance at centers
  • In-depth knowledge of real estate and deal making for retail properties
  • Implements strategic goals for the company to ensure financial expectations
  • Source new tenants through cold calling, networking, incubating and prospecting
  • Manage national tenant renewals and new deals as assigned
  • Negotiate long-term agreements on favorable terms for the company
  • Visits existing regional mall facilities at least once a month, setting up property tours with prospective national and local tenants
  • Manage existing and cultivate new tenant relations, including but not limited to travel needed to maintain best of class relations
  • Prepare lease request packages for approval while demonstrating ongoing communication with legal, tenant coordination, development, mall management, etc.
  • Develops merchandise planning and aggressive leasing strategies to increase property NOI
  • Work with the mall team and various departments in preparing the Permanent Leasing budget and business plan for assigned center(s)
  • Communicate tactfully, skillfully and persuasively with prospective and existing tenants and local, regional and corporate employees of various levels


Experience and Skills:


  • 5-8 years of leasing experience working in retail, shopping centers and experience with REIT or equivalent
  • 3 years experience using a lease management system
  • CLS designation preferred
  • Travel required up to 50%
  • Proven and consistent track record of deal making and relationships with national tenants
  • Ability to communicate at a high level with various departments within the company
  • Knowledge of merchandising, deal structures, lease terminology and negotiation skills
  • Self-motivated individual who takes personal ownership of the properties and exercises independent judgment
  • Moderate skill set in Microsoft Suite and Leasing Management Systems (i.e. Realm, Argus, Salesforce is a plus)
  • Bachelor’s degree in related field
