Position

The Leasing Director will have the ability to create income and value for our company through both long-term and short-term deal making. The Leasing Director must be able to identify opportunities for improved performance at centers, generate sufficient leasing activity to achieve NOI objectives for assigned center(s), and obtain deals, rents, and capital investment at levels that can be approved.

Job Responsibilities

  • Creates income and value for the company through understanding consumers and trends
  • Identifies opportunities for improved performance at centers
  • Canvass for prospective new local tenants and to develop concepts - cold calling and follow up
  • Deal making - negotiate leases and follow up through execution to store opening
  • Manage national tenant renewals and new deals as assigned
  • Negotiate both long-term and short-term agreements that are on favorable terms to the company
  • Visits existing regional mall facilities at least once a month, setting up property tours with respective national and local tenants
  • Manage existing and cultivate new tenant relations, including but not limited to travel needed to maintain best of class relations
  • Prepare lease request packages for approval. Requires ongoing communication with legal, tenant coordination, development, mall management, etc.
  • Develops merchandise planning and aggressive leasing strategies to increase property NOI
  • Responsible for ongoing budgeting/forecasting
  • Work with the mall team and various departments in preparing the Permanent Leasing budget and business plan for assigned center(s)
  • Achieve Permanent Leasing income goals established for assigned center(s)
  • Identify leasing trends in the industry and maintain an in depth knowledge of local area competition
  • Communicate tactfully, skillfully and persuasively with prospective and existing tenants and local, regional and corporate employees of various levels

Experience and Skills:

Requirements

  • 3-5 years of leasing experience minimum
  • Knowledge of merchandising, deal structures, lease terminology and negotiation skills
  • Travel and flexible work schedule
  • Self-motivated individual who takes personal ownership of the properties and exercises independent judgment
  • Strong communication, sales and time management skills
  • Moderate skill set in Microsoft Suite and Leasing Management Systems (Salesforce is a plus)
  • Bachelor’s degree in related field
  • CLS designation preferred
